CES Group provided services in all project phases (Investigation, Implementation, Handover and post implementation phase – savings monitoring phase). During investigation phase a total of 4 re-commissioning strategies were identified. Energy savings were estimated at $89,500 annually (19% reduction), with a 23% reduction in building energy use over current consumption and a 0.9-year payback at an implementation cost of $76,500. Energy saving measures included only BAS systems reprograming and re-commissioning.
Energy savings were calculated using a CES custom made calibrated energy calculation tool, which is tuned to match the actual building energy consumption within less than 1% annually and within 5% average based on temperature bins. As part of the investigation, CES created a full inventory of building spaces, lighting, controls, HVAC equipment as well as control sequences from the Building Management System (BMS). This inventory included nominal values for equipment performance, system and zone air flow rates, and controls set-points. The inventory data was used in a calibrated energy model of the building based on November 2012 – November 2013 utility data, which was used to calculate energy savings including all interactions between systems.
CES Group executed energy measures implementations under turn-key arrangements utilizing in house BAS programing expertise. The project hand over was completed also with CES in-house personnel. Dedicated O&M documentation, and as built controls shop drawings are generated as hand-off project deliverables. CES completed three training sessions with the facility
operation group focusing on identifying procures for energy savings maintenance. Energy savings are being monitored by third party EMIS software.
