The Translational Research Building at the Child and Family Research Institute (CFRI) is a 5-story, 11,250 m2 research facility. The primary laboratory spaces are located on levels 3, 4 and 5 (floors 2, 3 and 4) and contain a number of large open dry-lab spaces as well as interior wet-labs containing fume hoods. A containment level 3 (CL3) laboratory which is independently
ventilated is located on the 5th floor.
The scope of work for this project was divided between three project phases: 1) Investigation, 2) Implementation and 3) Monitoring Phase.
The investigation phase identified following energy conservation measures related to building ventilation system: 1) Enact an unoccupied temperature setback mode based on a predefined schedule that will reduce zone temperature setpoints for heating and increase setpoints for cooling at each laboratory zone. Create dual zone temperature setpoints to enable heating and
cooling actions separately; 2) Reduce Minimum airflow set point for each laboratory zone; 3) Optimize strobic exhaust air control sequences.
The Implementation phase included execution of all identified conservation measures. The implementation included revisions and updates to every terminal unit (VAV box and Phoenix control) control algorithm. The BAS sequences alterations were completed in cooperation with BAS service contractor.
Building system performance was monitored for one year passed hand off of implementation phase. CES completed 4 one day training sessions with facility operation team, ensuring persistent operation of building system as per revised sequences of operation and uncorrupted controls algorithms and parameters settings.
